Building Facts

Your building and apartment are made of building materials which have certain characteristics and they will behave universally in the same manner, you should not construe the normal behaviour as quality defects.

The characteristics are;

  1. Cracks: Your wall plaster may have hairline cracks, this is so because cement emits heat while setting and it comes out from these cracks, its not due to bad quality of plaster but due to the nature of the material cement. While using natural stones (for e.g. marble toilet frames or window sills) there is a possibility of a hairline crack in the stone, which opens out gradually. It doesn't mean that the stone, which has been used is of poor quality but it is natural for a crack to form and become visible because of the very property of the stone.
  2. Water Proofing: However good the waterproofing, in the first year you may observe some dampness on the walls / sunken slabs, this is because the more you close the doors of water seepage it finds a way from some other side. However you need not worry. We should water proof the damp part as well to completely plug the water seepage. Also, the hairline cracks may cause dampness. These can only be treated after the rains stop. All necessary precautions have been taken while constructing your building so as to minimise the crack formation.
  3. Aliminium Windows: Aluminium window handles are designed for light and careful use; avoid using them roughly, they may give way.
  4. Flooring: Flooring materials likle marble, granite, kota, jaisalmer, vitified ceramic tiles, etc. should be cleaned with a non acidic floor cleaner; care should be taken not to drop any heavy item like furniture, gas cylinder etc. on the floor, the floor may break as it is not designed for impact load.
  5. Doors (Bathroom and Toilet): The toilet doors are made up of plywood like material and if there is excess splashing of water, they may, over a period of time, break or get warped; take care not to wet them, you may cover them from the wet face with an aluminium sheet if needed.
  6. Granite Kitchen Platform: The granite kitchen platform is strengthened from beneath with rough kadappa stone; it will carry lot of load but may break due to impact by a heavy substance hence care should be taken accordingly. The kitchen tiles may develop hairline cracks due to the constant heat in the kitchen and also due to the impact of the external cement cracks.
  7. Door Fixtures and Hinges: All door fixtures and hinges become hard and noisy due to use; if this happens there is no reason to believe that the fixtures are of substandard quality, a drop of mustard or any cooking oil will keep them smooth and soft. Moreover the cylindrical locks provided are sensitive to hard shutting and the banging of doors may result in there spring geting loosened. Please use door stoppers when it is windy outside.
  8. Water Closet / Commodes: Do not throw paper and detergents down the WC as they may cause blockage of the whole sanitary line however large the diameter of the pipe.
  9. Taps: Bore well water causes clogging of taps and scaling of geysers; clean the tap filters regularly. To save water use the spray attachment on taps. Use of bore well water is unavoidable but this causes a white coating on the CP fittings installed in the toilets and elsewhere.
  10. Water Tank: Water tanks should be cleaned regularly to avoid formation of algae in the tank and blockage of pipes; the tanks should be cleaned at-least once in 6 months.
